How Revitalization of Industrial Buildings Supports Environmental Sustainability in Hong Kong?

This study aims to investigate how industrial building (IB) revitalization supports environmental sustainability in Hong Kong through four key aspects : construction waste reduction, carbon reduction, land use optimization, and energy efficiency improvement . The research adopts a mixed methods Explanatory Sequential Design, beginning with quantitative questionnaire surveys, followed by qualitative interviews and secondary data analysis for additional evidence. All findings were ultimately integrated.
Findings indicate that structural reuse is the key indicator of sustainable IB revitalization for reducing demolition waste and embodied carbon, and improving land use efficiency (any reason for keeping the asterisks?), while adopting passive design can enhance energy efficiency. However, the study identified major limitations, including insufficient incentives, statutory restrictions, and a lack of clear Key Performance Indicators (KPIs) and data transparency. A time series analysis indicates a recent decline in executed IB revitalization cases. Furthermore, a correlation analysis reveals limited measurable relationships between IB revitalization activities and environmental sustainability indicators, further highlighting data transparency limitations.
The study concludes that while IB revitalization conceptually supports environmental sustainability**, practical limitations remain**. Addressing these requires practical measures such as strengthening policy incentives, expanding green space exemptions, and establishing more publicly available data and international green building standards to enhance long-term sustainable revitalization practices in Hong Kong.
